A proposal was filed for a new lab building project in Fort Point on the parking lot of the site of the former Gillette headquarters.  New York-based developer Tishman Speyer bought the property in 2021 and filed a letter of intent on Monday with the Boston Planning & Development Agency (BPDA) to turn the site into a 455,000 sq ft mixed-use project including lab, office and retail space.   Read more about it at the Boston Business Journal.

Although other corporations have been making mass layoffs, Fidelity is planning on doing the opposite and it is anticipated they will concentrate their efforts on Boston.  CEO Abigail Johnson said "it is during periods of market and economic volatility that that we see surges in the number of customers."  You can read more about it here in the Boston Business Journal.

Timing Is Everything

A lot of the headlines across the country are mentioning a large decline in the real estate market. But what they are not differentiating is whether the decline is in "Transactions" or "Pricing". What we do know in MA is that "Transactions" will most likely be down significantly versus 2022 due to the lack of supply.  However, we do not anticipate that "prices" will be down. I am sure there will be some areas in the US that will have significant price declines, especially areas that have a lot of inventory. Locally, inventory is still very low and the demand to purchase is very strong.  Year-ending 2022 numbers have already shown prices have been increasing even with interest rates significantly higher than they are today.

$/sq ft Thresholds Being Shattered in the Seaport

Closings have begun at The Residences at the St. Regis, the last new construction residential building on the Seaport waterfront.  With the penthouse selling at just under $13 million, the 4,574 $/sq ft sale price has set a new record in the Seaport.  Four other homes in the building have sold at over $7 million.
